* Location: The neighborhood is on Signal Mountain in Hamilton County, 15 minutes from downtown Chattanooga. The area is not subject to recent hikes in city stormwater fees or property taxes, according to Realtor Todd Henon. Nolan Elementary and Signal Mountain Middle and High schools are less than five minutes away.

* Status: 17 lots are planned, six homes are complete and occupied, and an additional home is under construction.

* Price: Lots can be purchased for $63,000 to $95,000. Home prices range from $299,000 to $350,000. Custom homes, which are subject to an architectural review, must be more than 2,400 square feet.

* Features: Craftsman-style homes are built with touches of mountain style, blending into the rugged, wooded terrain. Lots range from two-thirds of an acre to 1.37 acres, and home exteriors are finished with a mix of stone, board, brick and shakes.

* Amenities: Neighbors have deeded access to the River Gorge Trust, where miles of trails suitable for biking or walking stretch through the wilderness. Homeowners may build a workshop or detached garage on their property if they desire.

* Fees: Fees will stay at less than $200 per year to cover landscaping and sign maintenance at the neighborhood entrance.
