Developers are seeking approval to place three restaurants on a 1.8-acre tract near Signal Mountain.

The site, on Signal Mountain Road near Walmart, could hold a Zaxby's and two other eateries that were not identified, according to filings with the Tennessee Department of Environment and Conservation.

Tisha Calabrese, a TDEC spokeswoman, said developers have filed a notice of intent to seek a construction stormwater permit for the property.

Two parcels on Signal Mountain Road making up the proposed site, adjacent to a Krystal restaurant, were bought last week, according to the Hamilton County Register of Deeds. One was bought by D&B Holdings-Signal Mountain South and the other by D&B Holdings-Signal Mountain North, the Register of Deeds office shows. The total was $900,000, according to figures.

TDEC filings show the three separate proposed eateries with parking. A Zaxby's is named in documents along with the two other unidentified eateries, one 1,750 square feet in size and the other at 1,600 square feet.

Glenn Sutherland, named in filings as a contact for developer D&B Holdings, declined to comment. Shannon Brown, who has opened other Zaxby's restaurants in the area and is named in filings, also would not discuss what he said are preliminary plans.

Jeff Jennings of NAI Charter Real Estate Corp., which worked on the land sale, said he expects the proposed eateries will draw residents from Signal Mountain, North Chattanooga, Red Bank and downtown.

"The quality of the site and the restaurant concepts is a perfect fit," he said.

Developers also have sought approval to move a sewer line on the site. The Chattanooga-Hamilton County Regional Planning Commission is slated to hear that request Oct. 10 at 1 p.m. in the Hamilton County Commission Room.
