Owner: Tenth Street RSD LLC, subsidiary of Riverside Development, LLC; president Chris Curtis.

Size: 275,000 square feet, 691 beds, 195 units in phase one.

Contractor: Campus Works Development, LLC, Charlotte, N.C.

Architect: Humphreys & Partners Architects, Dallas, Texas.

Engineer: MAP Engineers, LLC, Chattanooga.

History: The site was formerly a Trailways bus terminal and TVA garage. The terminal was demolished years ago, the garage more recently. Riverside is building from scratch. This is the company's only project in Chattanooga right now and its biggest to date.

Scope: Douglas Heights is the first purpose-built student housing in Chattanooga, according to Riverside. Amenities include a 10,000-square-foot club house, fitness facility, gathering areas and a family-style kitchen area. There will be rooms for single and group study, a pool, an outdoor kitchen, fire pits and game areas to promote a community atmosphere. The complex will be fully furnished and will lease by bed, not by unit. Pre-leasing starts this spring.

Schedule: Phase one is scheduled to be complete by August 2016.
