A medical office building located in the high-demand Southside of downtown Chattanooga is for sale.

The structure at 1405 Cowart St. was built just three years ago and is 100 percent leased, according to Valerie Gallups and Heather Bevil of Stone Fort Properties.

Called SouthSide Station, it's conveniently located to such well-known Chattanooga attractions as the Tennessee Aquarium, Ruby Falls, Rock City Garden and Lookout Mountain.

The three-story building has about 21,000 square feet in all, or about 7,000 square feet per floor, according to the real estate brokers. In addition, the location has 54 surface parking spaces on site.

When it was constructed, it was the biggest new office building on Chattanooga's Southside in a couple of decades. When the structure was originally announced in 2009, it included residential condominiums. But office space was determined to be a better fit for the building by its developers.

The building was designed by Craig Kronenberg of Hefferlin + Kronenberg Architects in Chattanooga.
