Owner: Fleetwood Coffee Revival, LLC.

Size: 48,000 square feet.

Investment: $3.5 million for purchase of building, renovation expenses not disclosed.

Contractor: T.U. Parks Construction Co., Chattanooga.

Architect: Artech Design Group, Chattanooga.

Engineer: March Adams & Associates, Chattanooga.

History: The Fleetwood building is over 100 years old and gets its name from Fleetwood Coffee Co., which roasted coffee at the building until the 1970s. Since Fleetwood's departure, the building has been mostly vacant, with a few small businesses using the first floor for commercial space in recent years.

Scope: To bring the dilapidated building up to par, the building will be stripped down to four exterior walls then rebuilt. The top three stories will be used to house 15-25 loft-style apartments, ranging in size from one-bedroom, 450-square-foot units to two-bedroom, 1,100-square-foot units. Wood floors will be installed throughout, with tile floors for wet areas. The building's brick walls and 100-year-old timbers will remain exposed. Many of the timbers originate from Revolutionary War-era trees. The bottom two stories will be for commercial use and built to suit.
