A longtime fixture in Chattanooga's South Broad District is on the market. The two-story Southern Saddlery Building at 3001 Broad St. that sits along St. Elmo Avenue is for sale for $2.86 million.
The building, which traces its origins to 1928, has served the area between Interstate 24 and St. Elmo first as strategic warehousing and most recently as open concept office space, according to Steve Hunt of Hunt Commercial Real Estate. He says that two adjacent buildings are not part of the listing.
The 18,762-square-foot brick structure was renovated by its current owners in 2004 and offers high ceilings, hardwood floors, high-speed internet and adjacent free parking, the commercial real estate broker says.
The property sits near the U.S. Pipe/Wheland Foundry tract where the planned new Chattanooga Lookouts ballpark is to be built. The multi-use stadium will be located between where West 26th and West 28th streets intersect the foundry parcel, according to planners.
The stadium footprint was chosen to maximize the reuse of historic foundry buildings on the site, officials say. Other development is envisioned around the stadium, which is slated to be ready by the opening of the 2025 minor league baseball stadium.
