A 113-year-old building on Chattanooga's trendy Southside may be ready for a new use.

The 13,500-square-foot structure at 1601 Cowart St. is on the market at an asking price of $1.8 million.

Currently, the one-story building is home to Signal Industrial Products and holds retail and wholesale space, according to Chattanooga commercial real estate broker Tad Bromfield of Sentinel Commercial Properties.

The building and less than half-acre lot is currently zoned mixed residential/commercial use and can hold up to four stories, according to Bromfield.

It sits in the hot Southside of downtown amid the array of development that's taking place in the central city. The building is only a block from Main Street, where a variety of new projects are going up.

For example, Market South, a full-service food hall at 1501 Long St., has opened in the former home of Enzo's Market and the Grocery Bar.

Also, a 17-unit condominium complex is pegged for a nearby site. Fletcher Bright Co. expects to put up that three-story project at Long and West 16th streets.

In addition, another Chattanooga developer plans to build a new three-level, 12-unit townhome complex at 1514 Cowart St.
