A midtown, mid-rise Chattanooga office building located in a business park off of busy Brainerd Road and Interstate 75 is on the market.
The Franklin Building at 5726 Marlin Road in the Midtown Office Park boasts five levels and 59,000 square feet of space.
Built in 1973, the building has a sale price of $4.4 million, according to commercial real estate broker Andrew D. Holt of Healy and Co. LLC.
The office building has ample parking and visibility to nearby I-75, Holt says. In addition, the structure has access from the Brainerd Road retail corridor and is in close proximity to the Walmart shopping center built several years ago.

Notable tenants include the Bureau of Alcohol, Tobacco, Firearms and Explosives, the U.S. Food and Drug Administration and various state agencies, according to Holt. He said that an upcoming lease roll and existing vacancies offer significant upside to an investor.
The Midtown Office Park was for many years known as the Osborne Office Park, and it is surrounded by other office and retail offerings.
