An office building in the path of the burgeoning growth of downtown Chattanooga's Southside is for sale.

The Associated General Contractors of East Tennessee building at 101 W. 21st St. is available to own or lease, according to commercial real estate broker Jeff Jennings of NAI Charter Real Estate Corp.

The 5,520-square-foot building is on the market for $990,000.

Leslie Gower, AGC's executive director, said the group is exploring a move to a new facility where it could operate a training and career center.

"We're looking to expand our footprint," she says.

The one-story structure is located in the city's Opportunity Zone, according to Jennings. The seller will move out of the office prior to the closing of a sale, and zoning for a redevelopment now or in the future permits up to six stories, he says.

Jennings says the property easily could be redeveloped into retail if an office use is not desired by the purchaser. The tract holds 35 parking spaces.
