Workman Road site ready for new work with $3.35 million asking price

Warehouse space, light manufacturing or office showroom are among the possible uses for a large Chattanooga building that for many years has held a well-known business.

The 100,000-square-foot space on 13.88 acres at 1394 Workman Road off Rossville Boulevard for many years held Southern Honda Powersports.

The asking price for the tract and building is $3.35 million, according to John Sweet and Benjamin Pitts of Herman Walldorf Commercial.

Chattanooga businessman and mayoral candidate Tim Kelly is putting up a $10 million project in East Ridge to house the Southern Honda Powersports dealership. The new location on Ringgold Road not far from Interstate 75 will make it more accessible for customers than the current Workman Road site, Kelly says.

The Workman Road building is divided into two main sections. It has about 60,000 square feet of climate-controlled showroom, with 5,000 square feet of office area, and 40,000 square feet of warehouse space, with 5,000 square feet of service area.

Zoned M-1, the property could serve variety of industrial, manufacturing, warehousing, distribution or showroom uses, according to Herman Walldorf Commercial. The building is fully sprinklered and is served by three-phase power service, natural gas, and a variety of heating, ventilation and air-conditioning units with additional heaters in warehouse and service areas.
